No one knows how hard the market is better than buyers who looked at houses in 2020 and decided not to move forward.

This was the case with Adam. We started the homebuying process in the summer of 2020 after he was referred to me by a past client.

We saw a few houses, but he was going through a rough patch and decided to put his search on hold for awhile.

He contacted me again in January of 2022, wanting to pick up the search again. Trouble is, the market had changed drastically in those 18 months and prices were nearly 15% higher than when we had started the process- and interest rates were also higher.

Unfortunately, a lot of buyers who were looking two years ago are now priced out of the market. But Adam figured out a way to make it work.
He also was renting and his landlord was selling the house, which meant he didn't have a lot of time to waste.

Being a first time homebuyer, and understanding his new budget, we switched gears from townhomes on the west side to detached homes in other communities.

I knew there was a community of new detached homes on larger lots that was right in his price range, but also knew that they are usually all on a waitlist.

I called my friend and colleague Kristin Cole at Lennar and as it turns out, there had a sale fail on a home- ON A CORNER LOT. And was due to be complete in March- exactly on Adam's timeline- and she hadn't even listed it back on MLS yet.

Right place + right time + excellent relationship with co-op brokers = home sweet home for Mr. Adam Horecki.
