This lovely young couple was looking for a home in the Molalla area, where they were both raised. Though historically a rural community, the competition in Molalla/Mulino/Canby has become intense due to the "pandemic migration", where people were willing to leave the metro areas in exchange for a little more space.
We lost our the first offer we made to a cash offer, which was a shame. That neighborhood was adorable and was in the perfect location. But, as these things often do, an even better opportunity came up just a few weeks later.
Colton's buddy from work had a brother who was going to be listing their home as a "for sale by owner". We jumped on the chance to get an off-market home, and we were able to make an offer without any competition- so they ended up way under their budget.
When we discovered the home needed a new roof, we were able to negotiate an equitable solution- and my general contractor partner was able to get them a new roof before closing.
It all went so smoothly for these wonderful people- and we are just thrilled for them. I'm so impressed with young folks who start building their wealth through real estate-- it's easier than many people think, with the right supports and professionals.
